Land Transaction Analysis

When a company or individual wishes to buy land, they need to know what encumbrances come with the property. The potential landowner may want to harvest trees from the property or develop the property in some other way. The presence of threatened and endangered (T&E) species can substantially affect the value of the property, and can affect future development and management of the property. MB&G biologists ascertain which T&E species could be present; this is frequently done using database queries. Occasionally, the potential landowner or the bank financing the loan may request field surveys. Based on our biological expertise and knowledge of state and federal regulations, our biologists prepare reports outlining which species could be present on the property and how their presence could impact future uses of the property.
